Here are some questions you can use:

  1. How many homes, on average, do you sell each year?
  2. How do you use the internet and social media to sell homes?
  3. How do you stay organized to make sure you make every appointment and are always on time?
  4. Talk about a time when you had a hard time creating a relationship with a tenant, owner or invester. How would you have handled that differently?
  5. What’s the hardest part of keeping your clients focused on home tours?
  6. What qualities make you a good real estate agent?
  7. What questions do you ask clients to make sure their needs are met?

All the best!

Hi @Wale Lawal,

Thank you so much for this!

Hi BiggerPockets,

I am finishing up my last year of school and looking to start my real estate journey post-graduation. I am seeking to build the team of professionals necessary to succeed, particularly when starting, and I have begun connecting with real estate agents in the local area I will be living in. I wanted to get your thoughts on essential questions I should be asking to find the right fit for an agent for me. What are the main points I should be bringing up, and the best vetting practices in general? Looking for any and all advice, thanks in advance!

Hey Logan! Glad you are interested in pursuing your real estate investing career. Some of the best agents I have worked with know how to analyze deals, are able to simplify abstract concepts to you, and have great communication, regardless of their real estate investing experience. Truthfully, a lot of seasoned agents do not really give that much attention to newer investors, so don't discount the newer ones. Generally a great realtor has an intense desire to help others and is passionate about real estate investing.

 Hi @Erik Estrada,

Yeah, the intangibles are a game changer and are something it seems I need to keep my eye on as well. I also appreciate the sentiment about younger agents; that is good to keep in mind!

@Logan Walder I think there are some basic questions you can ask to determine if an agent is investor friendly. For example, if they own any investment properties themselves, what market rents look like in that area, what are the average PM fees for that market? However, finding out if they are the right agent for you is a different story. That is going to depend on your situation and long term goals. For example, are you wanting to invest in STR, LTR, SFH, MFH, turn key properties, value add and the list goes on. This is important because agents tend to have a niche such as for myself I work with investors who seek small multifamily 2-4 units properties with value add opportunity who are looking to house hack and do LTRs so I may not be the best fit for someone looking so turnkey SFH that plan to do STRs. I hope this helps!

 Hi @Dallas Regimbal,

Thank you for your response! That makes a ton of sense and is very helpful. Sounds like it would be wise to define some short and long-term goals for myself as a way to help determine the best agent.

Question #1 - Do you own any real estate investment properties?

SO many agents are out there advertising themselves as "investor friendly," especially now that REI has become so mainstream... but MANY have never actually invested in real estate themselves and really do not know the ins and outs of it. This was a show stopper for me when I started.

Hi @Karl McGarvey,

I do not own any investment properties and have never gone through this process. I have been researching for a couple of years now in college, but that's the extent of my "experience". I am hoping to find someone who can help fill that gap a bit on a first deal.
