@Jason Kent Thanks for sharing all of that. I assumed most of the frustration centered around poor communication from the city and the length in response time from them. It definitely is frustrating I am sure when most of the problem (Permits, questions, etc) is out of your control and it turns into a waiting game from the city contacts. 

I like your idea on how to structure the emails and trying to get the most out of that. Good luck with the rest of your investment! I will make sure to follow the progress.

I would love to hear different perspectives and thoughts on why people are investing in Indianapolis. I have read countless articles, wrote a few blogs, completed some market research, and joined different groups to answer the question, "Why Indy?" I don't think there is a right answer and it may be different for every single person based on their investing goals, which is another reason it interests me to hear from others. 

Feel free to share your perspective, whether it is broad or super specific on why you chose Naptown as your place to invest. You may be a SFH investor, Multifamily investor, property manager, broker, etc. but everyone is somehow investing in Indy!

@Jason Kent Thanks for this informative post, Jason. I loved how you shared the lessons learned, both good and bad. Could you elaborate more on what was tough in dealing with the city during COVID-19? I am sure I can guess a few things that have been more difficult in the process, but was curious on your personal experience.

@Account Closed Hey Shayan! Nick was spot on as far as driving around neighborhoods. You will be amazed at what you can see in an hour or two car drive with seeing what Indy has to offer and the different markets. Online research about the market can be beneficial, but talking to those that know Indianapolis is another great route.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $205,000
Cash invested: $17,000

-Asking Price: $235,000
-Purchase Price: $205,000
-Appraisal Value: $218,500

My first property purchased in the growing Butler Tarkington neighborhood. The appraisal came in over $13,000 of the purchase price before even getting the keys. The rehab that will add value to a future refinance includes adding a half bathroom under the stairway, modern sconce lighting on the first floor, new electrical panel and wiring, and more. Excited to add to my investments list and help others too!
