Wholesaling based on what I've learned so far is challenging no matter where you start. Your aren't really entering the business where money works for money, in wholesaling YOU are working for money. And working for money you are limited in time so there is so much you can do on a given day, so at the end of the day the work can be overwhelming and challenging depending how much you can handle at once. I am new to the business so I hope I to answer your question! -Logan Sherwood

Thank you for your response! And yeah I felt like wholesaling would be the way to build up the reserves for fix n flips. Is there any licensing I would have to get to wholesale? Like a business license perhaps? That's what I'm a little confused on as well. But yeah okay I will be on the lookout and will be in touch my if I need some like I said before I want to get some reserves before I start rehabbing. Also it would be a great way to get into the real estate business and learn it the market.

I am interested in real estate investing by doing rehabbing/fix n flips and buy and holds for rental properties. The problem is I do not have enough reserves built up. I know there are ways to finance these types of investments though hard money loans, private money, subject to and even more. I do though want some type of reserves built up before I actually start investing just to be safe. Can anyone help me out deciding if I should start building reserves by becoming a real estate agent or starting with wholesales?

If you treating wholesaling/reverses wholesaling as a business with a business name, logo, business cards ect. Would I have to get a business license?
