Hello @Tia Conner! I specialize in working with investors in Central Virginia, including Richmond. Adding to John's comment, for short term rentals a lot of the counties around Richmond either just haven't caught up to address it or are handling it differently. For example, in Hanover County they aren't searching AirBnB to bust people, but if they get complaints they will fine. Each county is different! Happy to chat more.

Single-family residence buy & hold investment.

Purchase price: $170,000

My clients bought this home to fix and hold. It needed mostly flooring and paint to get it rental ready! It has great placement on a main road, so it gets lots of visibility when a tenant is needed.

How did you find this deal and how did you negotiate it?

The home needed some updating, which allowed us to negotiate on the price and got it for almost $10K less than list.

How did you finance this deal?

Cash

How did you add value to the deal?

I was the REALTOR and help my clients find, evaluated and negotiate this deal.

Purchase price: $130,500
Sale price: $359,500

This was a 1950's home that got a rearrangement. Walls were moved to create the new larger kitchen and stairs were redirected. A primary suite was created with the addition of a bathroom and walk-in closet. My clients did a phenomenal job on this property!

Sale price: $180,000

This little cape had so much potential, luckily our team saw that and was able to negotiate a low price. It was pretty dark and dingy with a bug problem. My clients transformed this home with a beautiful kitchen, new flooring, updated bathrooms and reconfigured a bedroom to make it much more appealing and useable for the next owner.

What made you interested in investing in this type of deal?

Right price and matched out strategy!

How did you find this deal and how did you negotiate it?

It was on the MLS, it was agent owned and needed a lot of work. We were able to negotiate the price down $9,500, which worked with our numbers.

I procured a 3rd Party Private Financier

How did you add value to the deal?

Purchase and Selling Strategy! As their real estate agent I help assess the home prior to the purchase and negotiate the best deal possible on both ends. I also figure out what the potential resale will be.
