Hey I’m looking into two markets and I’m having a hard time deciding between them. Any advice?

I’m looking for something relatively turnkey that can cash flow strong. I don’t need appreciation right now. Looking to do long term rental as well.

Do you have any recommendations on how to finance a deal if I won’t qualify for a traditional mortgage?

Appreciate the reply! I’ll go ahead and give that a try starting probably around the University of Arizona. Just wondering, why aren’t there as many pre foreclosures as there used to be?

The end goal is buy and hold. Would love to do some value add and hold the properties for 5-10 years.
