I would say im more looking to stay local but would love to learn to operate virtually. Just need to learn and create a clean process before I'm wanting to stretch out. 

How big is your market that you do deals in? Do you operate in certain zip codes? Would you operate anywhere as long as the numbers make sense? Wanting to get a feel for where I should begin searching for deals. Any and all help is greatly appreciated!

Thinking about getting my real estate license. I know it will save me some commission dollars on the buy and sell end of the deals; however, are there any downfalls to getting it? Is there ever a scenario where I am better off not having it? Taxes, Regulations, etc.

What is one thing that surprised you during a flip or something that you weren't prepared for until it happened? I am big on education first so before I truly get started i'm learning and developing my process. Looking for an extra few areas to put some study time in.
