Not sure if this is helpful, but I am local to Columbia, SC and have interviewed a few local companies which all seemed horrendous. So, we self-manage. No reputable PM's around here that I am aware o.

I'm new to REI but live in Georgia and am familiar with the Valdosta area. There is not much there at all, but if you were willing to rent to college students, I'm sure you could keep it rented out fairly easily at the price range you mentioned. Best of luck to you!

Thanks for the info. I am not concerned with an egress exit. There are 2 exterior doors and several large windows in the basement. It just seemed like I would be violating some code by framing out the bottom of the staircase.

(It has to be the bottom because the stairs are “open” along the top). I was trying to upload a picture but couldn’t figure out how. New to BP

I’m looking at purchasing a home with 3/2 upstairs and 2/1 downstairs. Each level has a separate entrance, kitchen and living area.

The plan would be for me and my wife to live downstairs and rent the top level. The only issue is the stair case. It does not have a door and I can not figure out how to split the two levels while complying with codes (Georgia).

What would you recommend for creating separation between the two levels?
