@Hadar Orkibi thanks for the reply. I agree, keeping in line with Fair Housing law is a major concern of mine. That’s why Im hoping to make a physical improvement if possible.

Hey everyone! Has anyone had issues with too much foot traffic noise from tenants who live in apartments above.

Our tenants are not being overly loud but they have several kids and just the normal life with toddlers can create significant foot traffic noise for our other tenants.

Have you ever dealt with this and if so have you found any physical solutions that aren’t overly expensive (thicker padding for carpet, certain insulation, etc)

@Hai Loc haha that’s about right. The market is growing due to budding petrochemical growth. My plan is ultimately to move to the Charlotte area

I’m looking to make both a career change and an investment strategy change. Currently I own several duplexes and have dealt mostly in smaller multifamily.

I want my future investing to focus on larger apartment buildings and mobile home parks. Until my apartment investing can financially support me full time, I am considering 2 career options:

1. Getting into the property management space to better fully understand the management of these larger assets OR

2. Selling commercial real estate with a focus on these types of assets

Which of these 2 do you think would best align with my ultimate goal?

@Collin Smith Is there any way for you to purchase an option to buy the park?

The thought being you could pay a small lot rent per home you bring in ($50/month) and in turn work your way through the park filling it up without real

debt. If for some reason you get 3-4 homes in and cannot fill any more vacancies you have a little cash flow coming in without debt.

As you fill it up and prove the concept you could exercise your option to buy.

Just a thought

@Caleb Heimsoth Thanks! It’s a mixture of park owned and tenant owned. After looking at the floodplain it’s probably a pass for me.

There are a few others I’m looking at that I think fit my goals better.
