Did a Zillow search for sales in that price range for that zip code and those are leasehold sales.  Here was an interesting article on the topic:

"The landowner, or “lessor,” is usually a large royal trust, a family or an individual who has elected to keep ownership of the land and generate income from it instead of selling it. The homeowner, or “lessee,” owns the home on the land and pays a monthly lease fee to the lessor for the rights to use the land."

With the new B&B laws a lot of investor may be trying to get rid of their STR in Waikiki.

I'll be following this as well.  I had to put my "active" part-time investing on the back burner this past year and went more "passive" as our two year old twins was becoming a handful.  Glad to see you are keeping your focus on family time.  Thank you for sharing!

Welcome @Brandon Rabe! Tons of information here. Figure out your goals, how you want to utilize REI to accomplish them and utilize your strengths to select which method as there are tons of ways to make money in REI. @Lane Kawaoka has some good meetups here in Hawaii and also has his own podcast.  Best wishes!

@Kyle N.  I am interested in the Huntsville market and have used TK in another market but would rather find a light rehab property with good PM instead of complete TK.  Would you mind sharing who you are using for your more direct method of acquisition?  Thank you.

Damn you're really moving along considering you're doing this on top of a FT job. I overlapped 1 year between this and my job and the second I replaced my income I had to quit. 

I was a BRRR buyer & realized it was pretty slow compared to moving property quickly- so I started providing rentals along w/ kind of a boots on the ground service and resource pool I link all of our buyers up w/. Think turnkey but I never own the properties- I find good ones off market that are already cash flowing and sell them directly to rental property investors wholesaler style. Not having to keep them and rehab properties myself keeps inventory cost low enough to be able to sell investors significantly higher returns that TK providers, which is where my competitive advantage lies. Tough thing is finding more markets to offer more product of equal quality/yield as our current. Phew.

 I have a really really good team of people on the ground who help me get it done.  I just make the offer and they handle much of the rest.  I'm definitely planning on trading up that equity - but right now this is the fastest way I'm finding to quickly recycle my cash.

Sounds like you have a really cool business model that helps out individuals. Curious how you are marketing it.
