Besides ListSource, what are some of the better sites that offer lists? I’m looking for code violations, inheritance, probates, evictions, etc. any recommendations?

Is cold calling sellers illegal now? What if I’m a wholesaler not using an entity? Would I still need to register with the Do Not Call Registry?

A lot of home owners still use landlines. My question is how do I filter out sellers who have landlines when I’m building a list to send an SMS Text blast to?

@Will Barnard This is an MLS property that we received through an agent so I figured we had to do the double closing method. Are we able to assign the contract if we are going though an agent?

I am getting ready to make an offer on a property that I’m planning to Wholesale to a cash buyer. It will be a double close so I’m wondering at what point do I call a lender to set up transactional funding? Do I do it right after I make the offer? Or should I wait for the seller to sign the purchase and sales agreement first? 

I am reaching out to lenders as a proactive measure to build my Power Team. I've reached out to several local banks, but there are also a lot of local credit unions in my area. Do they typically lend on rehabs/rental property investments?

Locking purchase contracts with assignment clauses and then publicly marketing to others expecting a fee for brining buyer and seller together is brokering without a license and in many states, punishable by fines and even jail in some cases.

Working in your own backyard where you know the market and know the conditions will give you an edge. While doing so long distance is possible, it can create other hurdles, not just logistics.
