Dear BP Community,

I'm reaching out to find a mentor(s) to discuss strategies for my next real estate move.  After losing my mother to cancer on my 21st birthday I made it a point to help my father and I be as financially secure as possible by building some wealth through real estate. I worked several jobs to save and invest, live below my means, and build an emergency fund/reserve. I've done my best to learn the game and have since accumulated 3 rental properties, however, similar to other investors I'm staring down increased property taxes and high landlord insurance making my properties no longer cash flow. I'm seeking advice on how to navigate this environment where interest rates are high and whether I should exit the properties via (1031 Exchange) and seek other markets or any other options I've yet to discover. I'm currently invested in Texas. I recognize I have a lot to learn still and with so many resources available today this is me attempting to take advantage of those resources instead of playing the victim and sitting around complaining. I know many have come before me and have the experience that I've yet to gain. I truly appreciate anyone willing to lend me their advice. I'm not one to seek advice and not implement it either, therefore, rest assured I am eager to learn and apply my learning.  I thank you wholeheartedly in advance.
