I’m a realtor and I have a few clients that are looking for investment properties....I’ve recently talked to a wholesaler, but he specifically said that he doesn’t pay for buyer agents, if you want the deal, you have to negotiate for your commission with your buyer!

Is this common?

How much commission should I negotiate with my buyer?

I’m newbie, that’s why!;) thanks for all your help in advance 😘😘

Hehe...like I said, I’m new and naive...please show me the way, Sensei!😂 and what are my TOP (is this an abbreviation for something super cool in the real estate world!?😂) producer qualities, so I know and continue to nurture them;) thank you for taking your valuable time to read my lengthy/worry post and actually gave comments ;) 😘

@Joe Hines thanks so much for your encouraging words, lol...I now feel better about my fortune teller aspiration! 😂 I went ahead and signed up for the real estate classes yesterday! I was telling my husband about this last night and I think for a second, I went thru what they called ‘analysis paralysis’. My husband is a very smart guy, but sometimes a bit too pessimist for my taste...but oh well, I told him already, I might not be the hare in the ‘The tortoise and the hare’ story, but I am that turtoise, I’ll take my sweet time but I’ll get there..eventually! And yes, I’m still pretty young...in spirits...does that count!?😂✌🏼🌻

@Anthony Gayden só instead of letting he 401k invest it for you, you reduced the 401k contribution, used the extra money to invest somewhere...as in investing in real estate!? Or what kind of investment !? Sorry...I’m super new at this, so, some of my questions might be a bit annoying!😂

@Dmitriy Fomichenko yah, I’ll still keep the amount that’s being matched by my employer. Currently, I’m maxing out my 401k benefit ....is it 15 or 17% ? So now, I’m thinking just putting in enough of what my employer matched and get the extra cash monthly to set aside for my down payment on the first rental property.

@Marc S. So do you use the extra monthly $ to save up for ur investment or do you invest that money into a Roth IRA!? Someone mentioned that I was kind of confused! I was planning to set that money aside to save up for my down payment for my first rental home ;)

Does it make sense to lessen my 401k and use the extra monthly money to invest in rental property!?

Hi everyone!;) Y’all May laugh at me when reading this, but my fortune teller told me at my last visit that real estate is my calling and I should seriously consider it!;) I know, y’all are prolly rolling your eyes and fall off your chair laughing by now😂 But that was like 8 months ago, and since then, I’ve ran into random people at parties, work and the most random places....everyone I met whispered into my ears, ‘ real estate’, ‘rental property’, ‘Just Do it (actually I think this was a NiKE commercial lol)! But the point is, I’ve been thinking hard about this topic lately and been reading lots of bIgpockets forum posts and blogs and even listening to a book by Brandon Turner on Rental property! This morning, I woke up and decided to look up requirements to become a realtor agent! Is this a good idea if I want to start my rental property investment!? Bc my mentor (yes, I even found myself a successful mentor in the real estate business😂) said this is a good way to learn the in and the out of the business! So, any problem with me taking online realtor classes for my pre-exam requirement!? Thanks in advance and I’m setting of goal of buying my 1st property by feb 2019! (I work better with an end goal and deadline!😂) ! Cheers!
