I use Costar but I believe they have a less expensive/comprehensive version of their database called LoopNet. There is also a free database out there called cityfeet that has some available comps. Good Luck! Lee

@Steve Olson and @Russell Brazil Thanks for the input. I actually found a LOI from a deal I did over a decade ago that I had. I ended up buying the property outright and forgot that it started out as a JV deal. @Steve Olson I did sent a contact request. Thanks again!

I am looking for a template or sample JV proposal for a small Mixed Used (Retail & Multi Family) deal.

An adjacent property owner on a 6 unit condo development that I am doing has approached me to see if i would be willing to JV with them on a small 4 unit deal (3 condos and 1 retail/restaurant space. They are willing to put up the property (free and clear) as collateral for the deal if I arrange for the financing and do the A&E, development, construction, leasing and out sale of the condos.

I would only be using it as a template as the deal is pretty specific. I have never done this type of JV before as i have always just bought the property outright and then developed it, but the property is in an A+ location here in DC and parcels like this are very hard to find, so I am considering it very seriously.
