Hello!  I was hoping to get some advice  on how to find a great CPA that primarily works with out-of-state real estate investors.  Specifically, I would like to find someone who is well versed in tax laws in both California and Texas.  I’d love to hear how any of you found your CPA that works with out-of-state investors and how you recommend I start my search.  Thank you!

Has anyone done a reverse 1031 exchange? Was it a positive experience?  Do you have any advice for someone who intends to complete this type of exchange?

Hello!  I am interested in hearing what homeowner insurance companies you recommend for your rental properties and why?  I am looking to buy polices in TX, CA, and CO and have not been impressed with the companies I have contacted.

Property #2 is definitely not in a “high crime” area.  I am not even considering properties in high crime areas.   But, when I compare the properties, property #2 is in an area that I assessed to be higher crime than property #1.

Thank you for your feedback!  We started researching DSTs and considered it for a back-up, but were a bit concerned about the risk involved. We worried about our money being tied up in something that we don’t control.  It sounds like we could loose everything with the wrong investment and that there are a lot of fees involved that could offset any tax benefit from the 1031.  But, maybe you have had good experience with DSTs?  I’d appreciate hearing more about your experience with them.
