@Boris Portnov You could make contact with direct mail or a simple door knock. Not sure how hot your market is but here pre-foreclosures get hit pretty hard so making contact right away is key. Regarding a lawyer, not sure how your state works so hopefully someone can chime in. Where I'm from everything is handled through the title companies. There is no set formula on what number the bank will take- in regards to financing, as long as you can show proof of funds or a pre-approval letter for financing you should be good. Banks won't typically extend financing for homes they are foreclosing on. In the event the home has a 2nd on it, contact can be made to see if they'll accept less than owed. Ultimately, if the home gets foreclosed on & there isn't enough to go around they will loose out anyways.

@Jesus R. You can go about this a couple of different ways. If you have money for the rehab and holding costs- there are plenty of people out there who will loan money on the property for the acquisition.

Partnering up on deals is also ideal, especially if you're just getting your feet wet. This will allow you to learn the ropes and while you'll be sharing the profits, the experience itself is well worth it.
