Post: Marketing to Divorce Lists

I'm just starting to market to divorce lists in our area. I've never mailed to them before, but it seems like a lot of the deals I've done over the years were involved in and around divorces.

I'm curious if anyone has any advice on what type of mail piece to use since it is a very sensitive time for them and if anyone would be willing to share what kind of ROI they have seen marketing to this list?

Any help is greatly appreciated!

I'm trying to buy the 1st mortgage note on a property instead of trying to do the short sale. The mortgage is with PHH Mortgage and they didn't know where to direct me to get the process started.

Does anyone know who to contact there at PHH to at least attempt this?

Is anyone else having success at this strategy?

I am just getting back into real estate after a 5 year hiatus and I am focusing on short sales because I know a good way to find them. I'm new to this forum but have read as much as I could the earlier posts about this strategy, but most of the posts are over 2 years old and I know a lot has changed.

That being said, is anyone still doing back to back closings with short sales and how do you recommend doing it? Put the title in a Land trust or what? I am in Utah and I'm hoping for some guidance or any tips!
