Thanks for the response @Brandon Sturgill. We would be using a hard money lender and absolutely have a partnership agreement being that it's a new relationship for us both. I was just trying to figure out if my name being on the LLC would give me any ownership over the property. We are both in agreement that if he is putting up 100% of the capital he should have 100% ownership. Maybe I'm not understanding how the deed part works...

Hey guys! I have been in contact with an out of state investor about partnering up on some flips...he would provide 100% of the capital and I would manage the projects. The idea would be to form an LLC for any given project but my question is this:

In order to get a lower origination fee and interest rate from Lima One Capital they would like to see my past flipping history. Is there any way I can be on the LLC to receive those lower rates but should anything go wrong, my business partner has 100% ownership in the property? Is this something we could draw up separately in a partnership agreement?

My husband and I bought a SFH straight from the owner for 75K and put 40K into it (ended up doing quite a bit of work ourselves with the help of our dads). We moved in and took out a HELOC a year later at 100% LTV. The property appraised for 235K so we had roughly 120K to move on to other investments. Good luck to you. It's hard work but it's fun!

Hi guys! Quick question: if you have ever done fix and flips with a JV partner, how have you structured the deal? I have some experience with flips and have been successful. However, we are doing a large rehab (our next personal home) and all our capital is tied up for the next 4 months or so. I would like to find a partner that would fund a deal and I do all the leg work. Any examples out there of how you guys have done it?
