Thanks for the input Greg! 

The house had the roof replaced ~10 years ago and several of the home systems replaced more recently. 

I was fairly conservative on the rent by about $50-$100 depending on the area and on the ARV also.

Thank you for the clarification on the PMI on the refi.

I was not planning on doing an FHA as this is out of state. Family member is thinking of selling.

With a conventional loan would I need to do 20% down?

Vacancy in the area isn’t too high per se. The house is located next to a military instillation in a rural part of the state. Depending on what the base is doing that could fluctuate.

Hello all! Thanks in advance for taking a look.

Running the numbers on a possible BRRR, however I don't think this deal will work. Before I pass on it I wanted to make sure I am not overlooking something in my numbers. Wanted to be on the conservative side with maintenance, vacancy, etc.. Home just needs paint and carpet so I elected to do a modest $5,000.

Anything I should reconsider on this?
