@Ryan Steele Thank you for the advice and time put into explaining the role of a wholesaler. If I'm doing something wrong, or have a false perception on a strategy, please tell me. I need to know so I can fix it. I do appreciate it. It's great to have investors with decades of experience give me advice when I know there are so many other things you could be doing with your time and there is no reason why you should warn me about future pitfalls in this field. You could just as easily let me fall on my face, so thank you.

As everyone knows, when it comes to real estate, I'm about as green as it gets. I haven't made any deals yet and I'm still learning. I want to completely change professions from working for the government to working in real estate full time for the rest of my life. It took me this long to figure out what I love doing but now that I've found it, I don't plan on backing out anytime soon. Any advice or tips people are willing to give me is greatly appreciated. I hope I haven't offended any investors here. Hopefully I'll be able to post my first deal on BP, and my second, and my third until it becomes a full blown empire. I have no idea if I can do it or how I'm going to do it, but I know I'm going to try.

@Jerrold Stallworth, thank you for answering my question. I can focus on understanding the 5.0 contract now for future deals.

Thank you for the welcome. To be honest, with all the hedge fund groups buying up residential properties, I don't expect to make a fortune off wholesaling at this time, but it will get me small gains to invest in other strategy's since you need less initial money to wholesale. As a new investor I don't have the funds or the experience just yet, to do bigger deals.

I can't argue with that. You have a valid point. Some investors don't have the time or desire to train wholesalers. Good point.
