I'm in North Pinellas county if need someone with feet on the ground. Palm Harbor, Oldsmar, Safety Harbor, Clearwater, Seminole, and Largo are all close to me. I'm putting most of my focus on Palm Harbor right now since it's the closest and shows alot of promise for future growth. I personally chose Palm Harbor because of the low crime rate and great schools. Let me know what you're looking for and I'll give you a head's up when I come across a matching deal as well.

Stephan K. I have been wondering the same thing. I have been going through county records all week and it feels like I'm missing a step somewhere. I put the decedent's address into google maps to check the property, but then I'm stuck when their address is a hospice care center or out of state. Is there anyway to access more info on the case aside from a visit to the courthouse?

I got a call back today from a probate letter that I sent a few days ago.  The lady said she was wondering how I knew that she was even associated with this property and that her stepfather had taken her inheritance from her and that his daughter had received it instead. 

She was the one listed on the probate case as the petitioner with no other petitioners listed.  Just looking for a little direction here before I call her back.  It seems to me that there may be some sort of fraud going on here.  There is also an attorney listed on the case, but I have had no correspondence with him at all.

For that kind of return, you're going to have to wholesale dear... Don't mean to deflate your lofty dreams (that happen to be very close to mine when I started), but the reality of cash flowing 4k a month from 150k is just not realistic. I would be happy to partner with you and give you some help if you want. I mostly work in the Tampa Bay area, but recently have had some interest in Detroit...be very careful if you venture into that arena. It is full of huge promises, but the reality of the area is still wanting. If you're ok with fix & flips, the opportunity for the profit is there as well, but the timeline is a bit longer in most cases. Let me know if I can be of any assistance. I would be glad to help you get moving.

My apologies if my presentation wasn't taken well.  I didn't realize there was a marketplace for posting available properties.  I will remove the post myself if that was what created the sh*tstorm of negative feedback.  I am simply looking to connect with some people who are out there in the trenches in Detroit actively doing deals.  I may need to use services from someone like Scott, but personally don't prefer the attack dog approach that he takes. Maybe that's how you have survive in your neck of the woods.  I'm working with my partner to get some properties moved and make some money.  There are no scams, no smoke and mirrors, and no side shows.  But there is some research and work to be done on the part of the buyer interested in what we have.

I am still organizing the list of properties so that it's easier for someone to go through and pick what they like and don't like.
