I use Microsoft OneDrive. Its “free” I think. I do pay for the Microsoft Office suite annually so Im not entirely sure if OneDrive would be free without that subscription. The app gives you the ability to scan receipts as a PDF file. I save them in folders by year. I name each receipt/pdf file with the date the transaction posted on my account followed by the Merchant Name. These two data points alone help me search and find the receipts very quickly. Hope this helps!

Im a fairly new real estate investor and just got my real estate license. Where do you all suggest I find off market properties? Do you have any wholesalers you would recommend in Houston? I have rehab experience but having a hard time finding off market properties.

I just got my real estate license in Texas and my husband wants to be a RE wholesaler (does not have a RE license).

Does he have to disclose his wife is a realtor? Reason being he would buy the properties under an LLC in which I/wife/realtor is the managing member of the LLC. However I/wife wont be transacting with the sellers. My husband/wholesaler would then assign the contract to another party/company (wholesale). For some properties I would be the end buyer (keep the property in the LLC) and then flix/flip the property. Remember the managing member of the LLC buying the property is me/wife/realtor.

Are there any husband/wife teams like this? How do yall structure the business?
