There are a lot of groups that work together for investments.  That might be a way to go.  Especially since you are not local to manage and check up on it.

I ran a google and it said there is one type to use to deter rodents but that it has not been very studied.

Viega Fostapex.

I'm going to need to talk to a few plumbers to see what the best option is.

I'd also look at the state of Michigan Auctions.  They list lots of vacant land.

I think buy nearby so you can keep an eye on it.  If you hire out work or whatever, you are going to want to drive by it somewhat regularly.  
And agreed it's slim pickings right now in the tri county.

I would love a contractor to teach me to do the work right.  If things goes well I''ll be purchasing a hot mess.  There is a lot in my wheelhouse and a lot I'll need to hire out.  But I want to do the tile myself.  But am worried because being waterproof in the bath is so important.  

I would love to hire a contractor to come teach me.  The last time I tried this they did sort of talk me through it but I think were more into the hustle than the teaching.  Which makes sense.  

What do you think?

Also if you have not closed yet and have 50 days...why not look around?  No reason to max yourself out if you could pay cash for a $300,000 house and an investment home for $100,000.

Make sure you have signs up front.  

You can waive the app fee to bring more in too.

Apartments.com has consistently bought in the most leads.  

They do offer a lot and in the end you don't have vacant's sitting.

I think a local agent is important too.  And maybe a new agent who is going to work for it.

My first listing I had 3 open houses, Fri after work, Sat afternoon and a 3rd scheduled for Monday near the end of school day house but had multiple offers so canceled it.
