I am so ready!  Need to optimize my current real estate holdings and looking to add more properties.  Would love to meet up on the 5th.  Planning on going dancing at the club as well if anyone wants to join me!

@Kenneth McKeown Medina Lake.  I would imagine prices are higher on Canyon Lake, but perhaps you could charge more per night.

Greetings,this is Lisa Persyn (haven't gotten around to adding my last name to my profile.  I guess I have to send an email?)

Looking forward to meeting all the people whose podcasts I listen to religiously.  @Kathy Fettke, @Joe Fairless, @Marco Santarelli, @Kevin Bupp.

 @Brie Schmidt was on one of the first Biggerpockets podcasts I listened too.  Her drive totally motivated me!!  

Can't wait to meet @David Thompson who has invested in my two towns (Austin and SA)

Can't wait to get to know everyone else!  Will be at the Biggerpockets meetup and would love to go skiing as well.  I was just in Breckenridge the beginning of January and had an awesome time.  Been craving Breckenridge Vanilla Porter on draft ever since.

We have a vacation rental on a lake outside of San Antonio.  It is about 45 minutes from where we live and we self manage and often clean it ourselves as well.  One of my main reasons for investing in a vacation rental is to give my kids a job, so it's a family affair. The guests typically check out at 11 on Sunday so Sunday is a mix of cleaning and playing/skiing.  We have a back up cleaner if we don't feel like doing it ourselves.   (PS my husband and I both work full time also)

Homeaway makes it so easy to self-manage.  I have instant booking so most of the time I get a text telling me someone wants to book, I go on the app to approve them and the deal is done in a matter of seconds.  I get about 3 emails a week with questions (I tried to make my listing as thorough as possible with lots of pictures to minimize questions).  

I think the key for a successful rental is to be sure it is spotless with lots of amenities.  We provide toiletries, have a Keurig with Kcups, kayaks, stand up paddle boards, provide soap for the washer and dryer, etc.  

I think allowing pets has helped us as well.  About half of our renters have brought pets (we charge a $100 pet fee) and we haven't had any issues.

We only have to rent it 10 nights a month to be profitable.  Jan and Feb have been slow, but we are still profitable since we started renting this past summer.  The upcoming summer is going to be even better.

Are there some plans that don't have the Roth component?  Any there any particular questions you suggest I ask before setting up my solo401k?

He hasn't actually asked for a discount - he just decided to not pay rent so waiving the late fee is a good idea.  I also like the idea of having a walk through with the tenant to show them where the water shut off, etc is (not sure if my husband does this already).

There has been a history of the tenant not letting us know when there are issues and I think that is where my husband's frustration lies.  He sends texts that say things like "the kitchen faucet has been leaking for 2 months".  We get these texts about the time he is late paying rent.

He went the next day.  Repairs have been started, should be done this week (so about 2.5 weeks total).  They haven't been the best tenants but I can totally see it from their point of view.  We are fairly new and inexperienced, but have definitely realized we need to have a team in place - working on it.

We don't have a team in place and it is in Austin (we are now in San Antonio) so it has been almost 2 weeks.  The rent was due on Oct 9 (another thing we are going to fix when it comes time to renew - going to make all rents due at the same time). 

Our insurance policy does not have loss of use.  I am leaning towards giving them a break on the rent, my husband does not want to.  They described a small leak in the water heater, when he got there the room next to it was flooded, so he feels they shared in the responsibility.
