@Mark S. I've heard horror stories about how the network doesn't step up when they need to. They'd rather collect the referral fee from the turnkey provider rather than help the client, so I don't really see the point in having them around. I've worked with Jason Hartman's group and they've been great but I have a lot of relatives/family friends who went with other networks, and the experience has been completely opposite. What market(s) are you in and who did you buy from? 

Hey @Issac Chang. I bought my first income property when I was 25 too! I live in Los Angeles, where everything is overpriced and overtaxed. Over the years, I've bought a handful of properties in Little Rock, Mississippi and Ohio which cashflow a couple grand a month. Currently shopping turnkeys in any other market (anyone reading this, feel free to reach out). I prefer turnkey homes over BRRR, even though they are more expensive. As a working professional, I don't have time/patience/knowledge to manage a construction project. I used JasonHartman.com, my investment counselor helped a lot. PM me and we can discuss further. Hey BP Fam,

Are any of you selling new construction build-to-rent homes? I'm interested in learning more about the projects you have going on and the returns you're projecting/getting. No location restrictions, the numbers just have to make sense.

Hi! Does anyone have some home improvement pros they like and would recommend in Jackson, MS? I'm looking for plumbers, HVAC repair, general handy people, etc. I've been using Home Advisor, Google, Yelp, Angie's List but I haven't loved the results. Any recommendations would be helpful. Thanks! 

@Jill F. Hi Jill, That's a great idea! But I live in Los Angeles and the house is in Jackson, MS. It's okay tho. I found an animal removal specialist to evict them for me for 75% less. Thanks for your help. 

@James Mc Ree Unfortunately, a good portion of the bats are babies who can't quite fly yet. Lighting a fire would likely kill them. Another vendor (not a bat specialist, just an animal removal specialist) quoted me $575. He said the cap was okay. The chimney just needs some patching. Crazy right?

@Jonathan Taylor Smith I found a handyman through Lowe's. I'm going to work with him to set up fixed hourly rates. Thank you for the great idea. 

Post: Bat problems, HELP PLEASE

My tenant called me to let me know she's caught three bats coming out of the chimney in the last few weeks. I called a handful of extermination specialists, seems like no one is willing to come to the property for less than $250. So, I gave in. I paid a guy $250 to look at my house.

He quoted me $3,000 to shoo out the bats, and seal off any potential entry points. The $3,000 doesn't include cleaning up guano. I feel like that's ridiculously expensive. Does anyone know a vendor who can do it for less? Maybe a handyman could do it? Any help would be very much appreciated. 

@Jonathan Taylor Smith I appreciate your input. Do you remember how much you paid someone to permanently seal the entry points and clean up?
