Greetings to you all,
I would like to formally introduce myself to you, my name is Lisa Session and I am originally from South Florida now residing in Birmingham Alabama. I have successfully obtained my Real Estate license for the State of Alabama and I hold a Bachelor of Science degree in Information Technology. It was recommended to me to join Bigger Pockets by a co-worker of mine that is an investor in residential properties.
I am now focusing on being a Buyer’s Agent for Investors in the State of Alabama and investors out of state looking to invest in properties in Birmingham and the surrounding areas of Alabama.
This next area of my introduction is going to painfully honest but needs to be said:
I chose to be a buyer’s agent because I feel that the working relationship between agents and real estate investors has not been used to its full potential. Often, realtors fail to acknowledge the benefits of working with investors and investors avoid agents to bypass their commission fees.
Most realtors refrain from working with investors because they are focused on short term results. They value medium to high ticket transactions over the potentially lower ticket ones that investors are interested in.
I honestly feel that realtors and investors tend to neglect how beneficial it can be to work with one another. For agents, servicing full time investors can be incredibly profitable in the long run. For investors, real estate agents present many value-added propositions to their ongoing business.
I feel that despite dealing in traditionally undesirable properties, investors are still VALUABLE clients. If real estate agents remain open minded about working with them, they can capitalize on their long-term worth. After some extensive research by conducting personal interviews with investors I concluded that great customer service and response time were two of the main issues I heard when it comes to getting assistance from Real Estate Agents.
I feel that with the combination of my Technology skill set, analytical way of thinking, and very strong in being a person of my word I am striving towards being that go-to agent for Alabama Real Estate Investors and out of state investors looking to invest in properties here in Alabama.
I will I do that by gearing towards helping you the investor by doing the following:
- Find distressed properties with motivated sellers
- Probates – which are great sources of investment deals (and I plan on becoming an
expert in probates and start building a network among Attorneys in that space)
- Research and find REO's and Short Sales and work diligently to prove myself in that
space by establishing trusted connections with banking Asset Managers at local
branches
- Obtain knowledge of what investment properties sell for in my market
- Learn YOUR language…such as ROI, Cap Rates, 1031 Exchanges, cash-on-cash
returns and net present value which will involve continuing education for myself,
but I am up for the challenge
- Know your investment goals (understand what matters to you) …how much will it
cost?... Buy, fix, and flip…buy at wholesale and sell to another investor…buy, rehab,
and rent…I think I’m on the right track…if not please let me know lol
- Identify your timelines
- Do my math…by learning how to use the variety of calculations available to
evaluate and select real estate investment properties for you which will help me to
locate suitable properties and help analyze your return on investment
- Do my market homework by understanding your objectives such as what
neighborhoods are hot right now…what areas are up-and-coming…where are the
best schools…where are the new jobs located…help identify those opportunities
and present properties for you as an investor to consider
- Know your goals to help identify suitable properties and look for ways to add value
to my services by understanding your pain points and suggesting resources like do
you need a good handyman…Estimates from painters…Flooring quotes…A tax
adviser…Be your go-to source for these referrals
- And finally, I have joined some real estate investor groups through “Meetup.com”
because I believe honestly that this is the best way to find prospective clients and
at the same time learn what investors in my area are looking for and give me
insight on potential properties. As an agent I don’t have to be an expert in investing
but for me to become an investor-friendly agent, it’s wise to learn the
fundamentals and who better to learn from than the investors themselves.
