Post: Newbie Land Investor Due Diligence guidance

Hello - I am a Newbie and researching some potential properties to purchase (goal is to flip). I am doing some due diligence on the parcels by reviewing on county site and zillow but some parcels dont have an address as of yet but do have an assessed value on county site. I'm second guessing myself and if I am doing correctly? Would you purchase properties without a site address?

Any advice on doing due diligence efficiently? 

Braden, I appreciate the encouragement! I started out listening to Seth and against my better judgement didnt take his course and invested in a different one. Im on information overload and ready to execute. Curious as to how you learned the business? 

 Hey Will..Thanks for your post response. I definitely hope to connect with other Investors in the field. Right now as a newbie there is a huge learning curve. For people your texting where are you finding leads and are you using a script? I would like to test this approach as well. Of course whatever I can do that is scalable I am willing to try. Since I am new I do want to learn all aspects of the business before out sourcing. Please share your tips. Much appreciated.  

I am a Newbie REI / Land Investor (still haven't done my 1st deal). I started out with Tax Lien and Deed Interest and got a mentor for several weeks who walked me through several processes navigating county sites (thankfully). I knew I would start with Land as I saw it as a less risky investment. Since then, I have gained more and more interest in doing Land Flipping full time. I have sent out a few mailers but no bite as of yet. I also invested in a course and a little disappointed with the support. At this point I've invested about 4K + and questioning what I'm doing wrong. I'm not sure if I'm being impatient. I am 100 percent dedicated to working this business Full time. I follow some groups of Facebook and a few days ago I put up a post regarding my mailers (and lack of response) and had someone state they DON'T do direct mail and to think outside the box. It definitely triggered me to thinking and wondering what else could be done to do this business (Land) and scale quickly. I was wondering do any land investors do skip tracing and then text messaging blasts? I don't have a whole lot of money and dont want to keep investing without seeing a return. Any tips and /or advice is really appreciated.
