@Jamie Banks Curious about your 15% number....is that from day 1 assuming a loan is involved? 

In dealing the new Real Estate Commission Law now in play.....Is anyone else getting Engagement Contracts sent to them stipulating exclusivity and buyer-responsible commission terms?...one that was sent to me says I'm responsible for paying 3%. 

How are you dealing with this? Are you forgoing realtors all together or negotiating better terms? I have never had to sign something like this and I don't like being tied down to one realtor. What are you all doing about this?

I a new investor  who self-manages my property and need some advice.

Currently, when there are plumbing issues, I have a plumbing company come to the house and I have to meet them there. It’s not close to my house and it’s clearly not the best way to do things. 

Couple of questions:

1. How do I manage this without having to go to the house in situations where the tenant may not be home? 

2. What is the best way to find plumbers and handymen who work for themselves and would run over to deal with things, and perhaps have a key that they can use to get in if the tenant is not there?

Thanks Mike. The prior owner gave me all of the rental agreements before closing, so the information I'm going on is the current signed lease by this tenant. 

I just bought a 4-plex. It's coming time to pay first rent with me as the new landlord. One of the tenants signed a new lease with the previous owner for Jan 1, 2023 - Dec 31, 2023 for 1,295. He's telling me he was paying the previous landlord $1,100 in cash for the last few years and that if I am going to charge $1,295 he will pay $1,100 this month and leave and I can keep his security deposit of $1,200. 

I'm not sure what to do. I am paying all of his utilities and this place at $1,295 is priced at market.

Hi, I'm a new investor. I'm looking for 2-4 door units. I've analyzed 50-100 of them and the good ones have CoC return in the 4% range if I use cash and 1-2% with financing. Of course I've heard so many times, just get in the market.

To the more seasoned investors…what would your advice be?
