If your plan is to use this to retire, why would you care if you only breaking even if you are reducing the principle balance for your future? Isn't that the goal so you have more in retirement?    I wouldn't sell it; stay the course, you sound like you are right on target.

As a landlord who does her own repairs, this is terrifying to me.  I'm imagining crawling under a sink to fix a leak, locked in a house alone with a recently convicted violent felon. 

Also, if I were a tenant in a building where I had to pass a rigorous screening, with the peace of mind knowing that all my neighbors did too, and suddenly the rules were changed and my neighbor ended up being a convicted felon of a violent crime, I would be up in arms.  Why do felons suddenly have more rights than victims?  

I can testify at city council meetings, but the commissioner proposing this doesn't care 2 licks about what any landlord says, and at least 2 of the 4 other commissioners tend to vote exactly the same as this commissioner.  I just don't know what to do anymore, short of selling everything, if I want the brain damage to end.  (This is the same commissioner who, last year, implemented into law a $4500 relo fee for landlords who give no-cause terminations at the end of a lease term.)

I'm just reaching out to you, my tribe, for commiseration.  In Portland, landlords have become the "untouchable" caste.  

Most convicted felons will have other issues that may be legal reasons to eliminate them.  How many actually have the resources to do anything about it even if they have a case.  

You are too smart to let a little legal bs keep you from running your business your way.  Use your smarts to out smart the felons

 John, don't let them get you down.  Some people forget where they came from, and some have never known what it is like to want.  I see a lot of arrogant people on this site, but there are a lot of good ones too.

I recommend you find some partners you can trust since your resources are limited.  Keep building your resources and keep your expenses down.  

Get a couple wholesale deals and work your way up.  You can't do flips without resources unless you are wholesaling.  Every deal teaches you more.  But first you need a little more cash, so how do you get there?

Keep in mind there are others things you can flip to make easy money. For instance, I bought a stove on Facebook buy/sell trade groups yesterday for $60.00 and turned around and sold it on Craigslist for $150 four hours later. Easy $90.00. Time invested, 1 hour.   Used furniture and appliances sell wonderfully, especially in low income areas and landlords love cheap stoves and refrigerators.  There are money building opportunities everywhere you look.  

What are your talents?  What are you good at?  What are you really knowledgable about? How can you capitalize on that?  How can you turn your talents into money?  This is rich dad thinking and that's why they don't get it.   Stay in the right quadrant.  

There are a lot of people that would love to ride in that camaro if you became an uber of Lyft driver.  Fancy cars drivers make a lot of dough on there.   Make that car earn its keep.

Start building your cash by using your money and resources to make money.

Think of other legal ideas to make that money you have work for you, and before you know it, you will have lots more to make more serious investments.  

This will not happen overnight but know you are getting there.  

I love your ambition; you are a young shining star that is doing more than just sitting on the couch.  I respect that!

@Miles Presha I live in Ohio and there is very inexpensive real estate here compared to many other parts of the country, especially California.  You are bound to have a bit of culture shock!  After the first winter, you will want to move back. Ha!

@Nghi Le there is value add. The house is for sale for 68k, ARV is 120k, it needs about 10k in rehab, (estimating high) there is plenty of equity, but they are offering so low to get a cash buyer.

Yes it does, I figured it out after I asked but could not figure out how to delete the post.  I am trying right now to purchase a house to do 9 month college student rent by room, 3 month Airbrb.  House is 5 minutes from the Football Hall of Fame and five minutes from a major private university.  Sits right by an expressway, perfect location. Has small yard so easy maintenance.  It is a Tudor so it is beautiful and unique.  Problem is, I am buying another rental right now and have my cash tied up in 15% down on that one and can't risk losing the first one by trying to finance at same time and hard money lenders want 15 to 20% down.  I am extremely frustrated because this place would be perfect for it.
