Hello all! I am a new Realtor, long time investor: I've joined a brokerage who has cornered the market in MMJ business listings here in Oklahoma. When I joined the firm I was told the current need is buyers!! I've tried fb ads...not sure where to invest my money to reach big money buyers in a small niche? Any advice appreciated:-)

my bank does not currently do investment loans. If I were to take in a signed lease agreement the bank would loan me some capital. Truly I haven't asked too many banks- debt/income ratio and credit score aren't the greatest

I am having a super tough time finding a lender to 'cash out' my fully paid off single family home. The setting is rural but the ARV is $124,000 my appraisal from December valued this property at $102,000 as-is

last tenants moved out last year. This property use to be a dentist office- could go commercial again. Parking in front and rear, new wiring.

The ARV is $72,000 and growing by the day. I've allotted $20k for rehab which is more than enough- structurally this house is sound

with Chickasha's market booming you can't go wrong with this one!! Minor touch up to exterior- has vinyl siding, New Windows, large lot with double gate access at alley. Inside needs complete touch up, also  has interior access to cellar and crawl space. All rooms are decent size, already open floor concept, and updated electric
