I am selling a property in CA with a pretty hefty gain (great!) and would like to do a 1031 exchange to avoid cap gains taxes.  I think the opportunities outside of CA are better from a return standpoint, but am hesitant to go there due to the CA clawback provision.  I am thinking about exchanging into another CA property for now (and avoiding the cap gain taxes of upcoming sale), and then a year or two later I'd sell that property and then deploy that money out of state.  Presumably my gain will be much (less) on the second sell transaction in CA.

Are there any regulations on how long I must hold my 'new' CA property before selling it (and going out of state) to avoid CA taxes on first transaction?  Or any other considerations I need to be aware of?

Just one point of clarification that not all Solo 401k providers offer a Roth option or a loan option, so be sure to ask that question if those are important to you.  Schwab, for one, offers neither of these features.

I love architecture and am passionate about keeping the style of a house --- it drives me batty when I see changes to beautiful old houses that are totally out of character. So thank you for working to restore a cottage and protect its style!

If you simply google 'craftsman patio doors' you will find a lot of great examples, there are definitely a few specific styles that are true craftsman.  Here are two links to get you started:

And if you'd rather go slider, I'd stay in the same style... although I think french doors are much more attractive to buyers.  But also depends on how much space you have for the doors to swing in (or out). And a single door is of course your possibility.

If these styles are out of your budget, just do a single paned set of french doors (without the dividers in between, not classic craftsman).

That said, it also very much depends on the style of the windows and other doors in the house. If you want to post photos I"m happy to take a look and offer further advice.

I agree with Tony -- the 1% is my usual rule.  With interest rates lower, you could get a bit more aggressive than that, but it's a good benchmark.  The rents you're looking at are less than half of that benchmark so IMO it's over-priced.
