This happened to us in Florida, no claims had been made. Company just claimed they were reducing their exposure in Fla. We had to do alot of shopping around and eventually found one. We now have KIN insurance,  not sure if they are available in Hawaii.

Yeah, got that ....definitely annoying! They are just making things difficult enough to try to avoid bookings with them.

Schlage encode, we use lithium batteries which makes a huge difference for time between needing to change the battteries.

Batteries change between Sept-Nov '23 and all locks read at 100% today. I have read from other that if you are near the ocean the salt air can affect the lock.

You did a nice job on the house, it looks great. The house is conveniently located near many hospitals that do employ travelers and you may do well as a midterm rental if you want to manage it and spend the money to furnish it.

Do you have a way of finding out if that hospital employ's travelers? Not all hospitals have travelers and It can be very cyclical. A 1/1 would definitely be in demand if there is a demand for travelers in your area, especially if you allow a pet. Also you can go to Furnished finders and see if there are other places available in your area that are trying the same concept, if they are booked and what they are getting for rents.

My guests bring the trash out on day of pick-up and we have pick up twice a week. What trash is left at departure is taken by the cleaners.

This topic comes up very frequently. If you do a forum search, you will find many posts. 

Remote management is doable, if you have the right contacts in place...cleaners, handyman, lists of services to call when something needs repair. Remote locks, thermostats and definitely be willing to have and spend the time to answer calls, texts and emails from your guests. You need to be organized and have systems in place on regarding how each booking is handled from their 1st inquiry to their review of their stay.
