Thanks guys, I definitely learned my lesson! So renter B cant legally sue me for anything because they got their money full correct?

Thank you! Its an unfortunate circumstance but I did give them a refund right away as soon as I found out/told them

I returned their money and it was transferred to their bank that day. But renter B told me they are pursuing legal action for emotional distress. The lease agreement says if I need to cancel before move in, they will get their refund. That's exactly what they got

I dont know, thats why Im asking on this forum. Renter A gave me a verbal notice and let me know in advance so I found Renter B to take his place. But  I dont know, thats why Im asking here

I signed a lease with a new renter (we will call them renter B) because the current renter (renter A) was moving out early and breaking his lease at the end of the month for work. Renter B gave me their deposit and signed a contract. Things happened where Renter A had to cancel his early termination and now needs to finish his lease so I notified renter B that I cant fulfill their contract and I gave them a full refund of their deposit. Does Renter B have the right to take legal action against me?
