Hello,

I'm a newbie and I need some guidance on my rental property investing.  I rent a townhome that I love. I'm wanting to know if being a renter will be a negative when I apply to get financing for my first rental property?  As I said, I love where I live and have no desire to move. Just worried that it will be a problem with a mortgage lender.

Wow! Thanks for the encouragement.  Not ashamed to say, that I'm terrified of making costly mistakes. But I'm hoping that by reading and learning before I buy, that I can keep them to a minimum.  I will definitely be picking JPaul and Travis's brains for any learning tidbits I can, especially since they are familiar with the area I'm in. Makes this newbie feel very welcome to the group.

Hello everyone.  My name is Lisa Davis, I live in Fort Walton Beach, FL.  I work for the Department of Defense at Eglin Air Force Base.

I recently started to learn everything I could get my hands on about real estate investing. My goal is purchase multiple small condos for rentals. I live in an area that is surrounded by 4 military bases in a 10 mile radius.  Being in an area with a lot of military personnel, clean and safe rentals are at a premium.

My goal is to cater to single individuals and young married couples with no children. I hope to buy my first property in six months, only after a lot of researching and educating myself on everything to do with real estate investing. Also my daughter recently got her Florida real estate license, which I feel is a huge advantage for me. 

I was so excited to find this website after I downloaded the ebook, The Ultimate Beginners Guide to Real Estate Investing. I can't wait to read and learn everything I can from this site. I plan on someday retiring on the cash flow from ALL my rental properties.
