@Mike Lambert This was all extremely helpful, thank you so much. Would’ve never thought of or known much of that info. So you have a little better context, here’s more detailed info:

My partner’s coworker owns 1.7 acres and bought it 11 years ago for $50K. He’s not looking to make any profit, so offered us the same price for the land he bought it at. When he heard our plans of putting up a $28K modular through this company https://www.containerhomes-costarica.com/home, he decided he may want to do the same thing and sell us half the land instead which we would be fine with. The land is between San Buena and Tres Rios, if that helps give context or changes anything.

Hi BP community! My partner and I have been given the opportunity to purchase some land (around 1 acre) in southern Costa Rica about 8km from the airport. We’ve always wanted to go there and have many friends and family who have traveled to CR and loved it, but have never gone ourselves. We’d travel there (at some point when Covid isn’t so damn scary) first before deciding. But for now are doing preliminary research and wanted to reach out to see if anyone here owns land/property in CR, has any insight into things we should be particularly cautious about, or just general advice on making such an investment?!?

Post: Looking for an accountant

My boyfriend and I just started our real estate venture this year and just started renovations! There are obvious advantages to having a house when it comes to taxes. We intend on fixing up the house and renting it out and we are looking for any advice or better yet recommendations on who we should have do our taxes. If anyone in the BiggerPockets community from Berkshire Mass is using somebody who is really good, we would love to know! Or if you could share any advice on what to look for in an accountant, that would be so helpful.

Hi everyone. I have analyzed a bunch of deals but am getting tripped up with one part of it. When I put the rehab cost in, is it assumed that I'm paying with cash? Is it not being added onto the purchase price? For example:

Purchase Price: $80,000

Rehab: $20,000

Closing cost: $3,000

Loan amount (according to calculator): $68,000 (15% down)

However, my actual loan amount is $87,550 (15% of $103,000- purchase + rehab + closing).

Is this normal that I should have to put my rehab cost in with the purchase price?

@Dante Feria Got insurance and fortunately my partner is doing the work himself (he is in construction professionally), so no contractors needed. But we hadn’t remembered about transferring utilities. Super helpful, thank you!

Hello everybody!

 So, I'm about to close on my first property this upcoming week! It has been a rental and the tenant is moving out. I thought it might be a great idea to change the locks right after the closing for obvious reasons. Since this is my first house (soon to be rental unit after the rehab!) I was wondering if there are any other MUST dos to the house soon after a tenant moves out or right after a closing? Anything that you do or wish you had done. Any help would be appreciated! Thanks
