would you mind sharing your insurance agent? My policies vary and my highest is $1100/year. 
I’ve been quoting some recently to calculate everything and many are $1700/year. One wasn’t even able to be insured and 2 insurance companies were unable to discover why. 

Although the taxes are complicated and I don't completely understand it, I do remember the SEV and looking it up. My property taxes vary based on location. Almost $2500-2700/year in property taxes for a property in Michigan seems a bit much. That's just for one and the SFH is in a great area, but a bit of a stretch. It's also not performing and hasn't since January because the court delayed eviction 3 times. Lol just my luck.

I have 3 in Detroit. I understand that area a bit more since I’ve owned 2/3 since 2017. I also chose to fly out there and get to know the areas too (mainly because I love to travel, so it wasn’t an inconvenience). They’re managed with a trusted PM.

Property taxes and insurance have increased significantly. I’ve been quoting insurance and checking property taxes in Metro Detroit. Property taxes are 2% and insurance is anywhere between $1500-2k/year. If you have any better connects on insurance quotes or a way to write off turnkey rentals, please let me know. I haven’t found a way to get them more affordable. I’ll take any recommendations you have!

I’m new to Indiana. I’ve actually just began looking there the last 2 months and weighing my options. I’d like to look there for now and expand my portfolio and since I’m new to this area, I’m trying to learn it. I plan to use a PM because I still work full time. But I’m trying to decide on a property on my own while being able to discuss things regarding the area with a PM and a realtor. 

My intentions were never to DIY landlord.

Hi Everyone! 

I hope I'm posting in the right spot!

I'm a new investor and am looking for someone who is willing to "school" me a bit on Indiana and Ohio. I'm currently looking to buy my next property. Those are the two states I'm looking in. For Ohio, I'm looking at Cleveland, Cincinnati, and Columbus. For Indiana, I'm all over the place. I have found a few I like in Kokomo, Muncie and am looking within 30-45 mins of big cities. 

Again, I am open to wisdom and preferred areas others feel are better than what I am thinking. 

I'd love to find an agent who's worked with many investors and has the experience to share some knowledge with me, including A, B and C class neighborhoods, so I can decide for myself where I want to put my money. 

I'd also love to connect with Property Management companies to interview and narrow down who I'd want to hire. 

Contractors too in case I need some work done when I purchase this 4th property.
