Can anyone refer any private lenders or hard money lenders in Delaware or online who I can reach out to inquiry about funds? I understand there are some untrustworthy lenders out there that I'm trying to avoid.

Thank you for all of your input. I will definitely purchase those books. I just finished reading Than Merrill The Building Wealth in Real Estate along with completing his 3 day seminar. I have an agent so after I get the repair estimates I will run the value of the house.

I just recently located a property that has fire, water and other damage. Its close by a college so it would be a great rental property.  However I want to know what is my next step? Do I go look at the property with an contractor to get an estimate once I received the estimates do I then go to a lender to get the funds to begin?
