I have several people with lots of expeirence and money that would like to do some of their DSCR and fix in flip using their NON Profit Charity instead of their LLC. 1 in particular is associated with Affordable Housing in Atlanta and all the rents for certain groups will be subsidized. Others investors just want to close in their non profit if possible.

You can do a DCSR loan (NO DOC)with 3 months reserves with no prior experience as long as you own a primary.  At that score you should not have a problem.
