So, give the family member a chance by outlining your criteria including how the numbers have to work. If that person doesn't get it - then you can move on guilt free. Make them earn their commission. If they can't answer investor type questions quickly to help you assess a property (especially if they brought you the property) then move on...

I got my license for the same reason and it's been incredible the sort of insight I've been able to get. There is a misconception that you getting your license inhibits you from still using REALTORS. They can still send you deals! I always recommend a RE license.

A role of a real estate agent can vary.  If you are so inclined, you can offer her to be your transaction coordinator in your deals (versus being the single agent rep).  This limits what she can do for you and doesn't tie you to her.  You can still search and look for deals on your own.  Frankly, I'd just have an open and frank conversation by saying that you don't want to mix business and family matters as you value her as family too much to lose it.

 I really believe "investor friendly realtor" is mostly a marketing phrase. Ask any "investor friendly realtor" if they are capable of selling you a $3M mansion, vacation house, new construction or any other specialty. Magically they will specialize in that too... The skills to be a good realtor translate to any type of sale. It is possible your family member is just a bad realtor in general. 

The tough part is how do you walk away from a family member without damaging that relationship? I would also question what skills you think they lack to help you buy investment properties? You should be doing the deal analysis. You should be an expert in the market. You should know the top price you are willing to pay. At that point a realtor is mainly just your interface to the sellers agent. They need to be responsive and carry out your wishes. 

If you explain the issue in more detail, that may change my advice. Good luck.


 Thank you - this is helpful. I actually think my family member is an excellent realtor and I agree with your points about me being the one that needs to be able to analyze a deal, but from much of what I'm reading and listening to on BP, it seems that an investor-friendly realtor would be more likely to be able to find off-market deals (or even on-market) that meet my investment criteria since they are more familiar with this type of transaction. Maybe that is a misconception.

Does anyone have advice to share on how to handle when a close family member is a real estate agent, but doesn't specialize in working with investors?
