We are working on building a portfolio of rental properties. It seems like the safer investment is 2 bedroom condos. The taxes seem low and for what we can get in rent for a 3 bedroom house doesn’t seem to be that much more. Currently we are renting a condo for 1200 monthly. We have been told not to ask for more than 1600 per mo for a 3 bedroom house. We are in Atlantic County, NJ and contemplating our next investment. Thoughts? Recommendations?

I am getting ready to rent a unit to someone for the entire summer for the cost of $4500.  I have never done this before and am wondering if I should have them pay everything up front.  I was thinking for having them play $1500 security and the first two months rent (3000) which would total be a total of  the 4500.  Then use the 1500 as last month's if they would like.   This is new to me. Thanks!

Thanks @Jeff Valentino we did not have a lawyer on the first one but have a close friend with the title company.  I will reach out to them about the lawyer, that was great advice.  I am concerned about folks offering lower but I took a look at the comps and think we are asking a fair price. Thanks again

My husband and I are in Egg Harbor Township, NJ. We are on our second flip and getting ready to start to market it.  We would like to try to do this one without an agent. I know I can get people in the door and even to the point of making sure they are approved for a mortgage but beyond that I am lost.  Can you recommend a good real estate lawyer or should I go another route?
