@O'brian R.Thanks for the advice. I guess the numbers don't make since in this scenario for me. Smh. I guess that's why most investors invest in other states like Arizona. Which I may take into consideration once I fully understand how the process works and have a team in place.

I can't wait until the day I can figure out how to evaluate a property and know its a good deal and invest.

I'm thinking this would be easy as finding a house for $150k with 25% down PITI included because that's what I can afford at the moment.

Paying $724 a month. Then finding a tenant that will pay $1100 a month, yet I see it's not going to be that easy. I guess I'll keep reading articles on BP.

What is the best or middle class neighbohood to invest in  the palmdale/ lancaster area.

where you can get ok cash flow and appreciation?

Hey everyone!

My name is lionel, and I'm from Los Angeles, Ca looking to invest in SFR within the next year.

Im looking to buy a small SFR in the High Desert for $150K That can cash flow $500.

I'm told the average rent is $1100. 

I'm thinking about investing in Adelanto, Ca first. Any advice?
