Pay Pal.....It seems iffy to me.

  I had a Chase Bus. Acct. Each tenant got a deposit only card, I 

loved it and  tenants liked the idea of using any chase ATM.   But of course they no longer

offer this.  does anyone know of any Bank that offers this service?

most I walk to.   It is amazing what you learn with a stroll by. 

This is the first year I have professional management....all the prop. Have gone downhill.

   My exit plan is to die, and leave this mess to my children.

on the cheap we use  FAKE TV.   Back Yard , Barking Dog. 

Window covers  ASAP.  with FAKE TV.  looks like care taker in house.

Whoops, your  in California, dont sell  EXCHANGE . sniff around for another affordable, then rent  both, and when you are ready to EXCHANGE into something that gives you a good income.  Go slow, Stay low

That is an good question....I have seriously considered the risks.  All my rentals are free and clear. My property manager charges 6%.fee. The rental market is smokin here. Have to deal with Illegals, and no English, and lots of players...therefore the  services of the property management are valuable. Thank you for the feedback, Jeff.

This will be my last purchase.

I am 73 this year.  I was a real estate agent for several years. When I got my commission, I bought a new pair of shoes, and put the rest in the bank. My back up job was RN.  When I retired in 2000, I moved to the poor part of Santa Barbara County, namely Santa Maria. I dropped my R E Lic.  

   I bought a new built home for less than half price, of Santa Barbara prices.  That was in 2003. Then the bubble burst,...in 2009 I purchased the foreclosure next door for less than half price, of the original sale price . I have consistently  purchased a single family , in the same area , I now own a total of 6 homes.  I have come to the point where I can hire property management , with a good cash flow for my retirement.   I am tempted to purchase a new build, at the same price as older homes are selling. I will require a loan this time< the question is   SHOULD I STOP??

The simple way ....quit claim...your part to her. You can use a para legal service , to do it. seeing that it has been depreciated, your tax person should be notified first.

All your moms out of town sales should be exchanged into more favorable, to defer cap gains, if that is the case.

Exchanges are tricky, and a title co. will give you a specialist to guide you through the mine field.
