I did! If you are going to do direct to seller then yes, worth it! I love the coaching calls and community. But if you are wanting to go more with agent outreach then no. 

honestly I feel like all the programs basically teach the same thing. So you just gotta find the leader you want to work with most! 


Hey Lindsey, did you end up in the course? If so how was it? My business partners and I are looking into it but I want to do my research.

Hey there everyone!

I am looking for a real estate attorney to help me with a subject to transaction. Please let me know if you are one or if you recommend one! 

Hi everyone! 

Has anyone heard or even used a home equity investment loan? 

From what I’m reading it basically looks like a 10 year interest free loan against the equity you have in your home. 

I was just curious if anyone knows more about it? I’m wanting to do it to acquire my next rental property (which is a heavy cash flow property). 

Please let me know anything y’all know or any advice you have! Thank you so much in advance!! 

Any update on if anyone has done this program?! I would love to know experience in it.

Hey Damian! 

I love all of the effort you are putting into your wholesaling. I am new to the game too but I am have been finding some things that are at least planting some seeds and building relationships with people.

Ive been going on Zillow in the area that I am focused on and looking at rentals available. Finding rentals that need updated and reaching out to the owners to see if they would consider selling instead of renting. This has started a few conversations with some homeowners that I am working on converting into deals! 

If you cannot invest in some type of AI system or anything, then you could also do this with agents in your area. Reach out to them and try to build a relationship with them so they can bring you off market deals. It is a lot of outreach in the beginning but will hopefully build lasting and profitable relationships. 

Also in the mean time I would be consuming as much education as I possibly could. Here are some things I have dove into that have really helped me: 

Podcast: wholesale hotline, wholesaling inc, get creative with pace morby

Books: Wealth without Cash - Pace Morby, How to Wholesale- Jamil Damji. 

Youtube: Pace Morby, Jamil Damji, Brent Daniels

I hope some of this helps! Keep gettin after it dude. It will pay off!!

Hey BP gang! 

I am new to the wholesaling game but believe I can be very good at it because at the end of the day, I love building relationships with people. I am looking for cash buyers in the Phoenix, AZ and Kansas City, MO/KS areas! 

Also if you're an agent who would like to work together on some deals please reach out to me! Would love to get to know you and build a relationship that can be very profitable for us both!! 

Any tips/tricks for newbies, please comment them!!

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $520,000
Cash invested: $125,000

I bought my first investment property last month and went all in for a multifamily spot! 2 units, 1 side had a current tenant. I personally fixed up the other unit and am currently trying to get it rented. Posted it yesterday! I am very excited to be in the multifamily space! I bought this in this market and still cash flowing $800 a month! I am super pumped about it and just wanted to share. Thanks BP community for all of the education and help through this process!

How did you finance this deal?

Traditional financing. 25% down. I want to start getting deals through creative finance so if you got any creative deals, hit me up!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I used Rachel Duran. She is an agent here in phoenix who specializes in working with investors! I highly recommend her. She has 10 units herself and is very knowledgable when it comes to knowing the market and how much your property can cash flow!
