Thanks! I would love to buy in the Globville area! It's a hot market with RiNo right there, new light rail stop and the expansion of the NWSS facility.  Cash, cash everywhere! Ha. signs a robust economy, which is good in may other ways.

The message I am receiving is that patience is the name of the game...this is tough!

Thank you Mr. Chapman. I've heard about the "feeding frenzy" affect. That was definitely the case with this last property.  

I'm not sure how to get around the conventional financing.  Hard money, as suggested above? That seems a bit risky, but I will have to do some homework on that. We could save cash, but that will take a few years and I would like to get in to the market sooner than that.

We are complete newbies to this and SO appreciate all the advice!

The Southlands makes me nervous. I know a handful of people who really got burned in that market.

My husband and I are looking for our first investment property.  We have put in four offers over asking price, 18 day close, waiving inspection (my husband owns his own handyman business and we have a contractor working with us) and still can't get our offers accepted. We are doing a conventional loan and keep getting beat out by cash buyers.  Any advice?
