Looking for some advice… I currently own several long term rentals. I have a few that are paid and some that are not. My end goal is to quit my W2 and live off of the rents. My husband and I do not have children so this was not done with the intent of building generational wealth. We want to travel and still be able to maintain a decent lifestyle (I like new vehicles :) ). I have been saving and we have funds to put toward the mortgages and could be close to paying them all off. However, this would then be our only investment, as we would be using the funds we have in stocks and bonds to pay these off.

With our current situation, I may look at purchasing a STR but I do not feel the need to continue down the LTR path since we could maintain our lifestyle once they are paid off.

Is it smart to pay these current LTR off?

My end goal is to have enough passive income to be able to quit my W2 job and travel with my husband. I have had a set amount in my head, but it is harder than anticipated. I would like to get to $15,000 a month after expenses…. I used to have a set number of doors, but we forget, the door count really isn’t what is about.

I like small multi-family's, however, I would like to get into STR and add that into my portfolio.

I do think real estate is an addiction and I will always be looking, but my husband and I do not have children so we are truly doing this to be financially free. We think that the number I mentioned above will give us the freedom to do as we please. I used to think a number of doors was the goal, but you quickly learn after a number of deals that every deal is going to profit differently (or it should profit).

Also, the exit strategy will look different for us with figuring out taxes when we are older and looking to sell.

I am starting to look at syndications...  What criteria do you use to pick one?  Worried that some are too good to be true.

Hello All,

I have a duplex that is paid off and purchased when I wasn't familiar with crunching all of the necessary numbers from the start (i.e. Cap Ex., vacancy rates, etc.). When I evaluate this property and consider financing and cashing out, it would put me at a negative cash flow of approximately $200 per month. Given the current market, should I sell or continue to gain the benefits as it is paid in full? I feel as though I made a mistake from the beginning, which is beyond frustrating.... What are your thoughts?
