Hello! 

I'm buying a 4 unit in the Federal Hill area and I was wondering if anyone has had luck with the midterm rental strategy in Providence? I have rentals in Portland, ME where MTRs do quite well but I'm new to investing in this area. Thank you!

Hi there! I'm a STR investor from Portland, ME and I am curious about the Bristol, RI market. I am buying a property there close to my husbands job and debating whether to do LTR or STR - I don't know the area well. Is there a lot of tourism/demand for air bnb/vrbo? Any and all insight is so greatly appreciated!

Hello! My business partner and I are considering investing in a 24 room inn/motel that is for sale in our area - this is our first property outside of apartment buildings, so I am hoping to find someone with expertise in the hotel business that could help give me some insight. Hello all, 

I am wondering if the 3x the rent income rule applies to the entire household or each individual tenant. I have 3 friends/roommates looking to move into one of my units and 2 of them make 4x their portion of rent but one only makes 2x her portion of rent as she is a student finishing up school. 

I am worried about that single roommate not being able to truly afford the place. 

Any thoughts?

What would you say I should be making for a cash on cash return for a 9 unit multi in a great neighborhood - with great tenants? Is it unrealistic to think I can self manage the property? I am just starting out so I have the time for it, but in a year or two I may want a property management company - but this cuts income significantly, so I'm wondering if the deal is worth it.
