Post: Can I rent out a single family home as a duplex?

My home has 3 bedrooms 2 baths in the main home, we also have an attached apartment on  the home.  The apartment is separated by a locked door, has it's own outside entrance, bedroom, bath, kitchen, etc.  We have used the apartment for some airbnb and some month to month renters, but are now thinking of doing long term renters in our entire home and moving.  

My question is, is this allowed? Can I rent my home out as a duplex, even if it's not technically a duplex?

We are shopping around Pigeon Forge area for a potential vacation rental chalet. Not looking for turn key, but something we can put some work into to make it a great rental.  My husband does remodeling work and we live in Nashville (about a 3.5 hr drive)

Who has a successful place in the area?  We were looking at a gated community off Waldens Creek Road.  Any advice?

We would want to do as much management as we could ourselves, any suggestions of property managers who would just clean and be on call for maintenance or emergencies?

My husband and I are interested in purchasing a condo or small home on the Gulf Coast to use as a vacation rental.  Looking from Gulf Shores to Panama City, we even would be interested in Clearwater/Tampa/St.Petersburg, I just don't know much about that area.

We have done airbnb in Nashville, so we know how to run them.  We are a little burned out on the Nashville area (where we currently) live and not interested in investing here.  My husband does remodeling for a living (on his own), so we are more than happy to find something dated and crappy and put the work in ourselves.  

a few questions....

Alabama vs Florida.....what states/cities have more favorable regulations/taxes for short term rentals? (does that even exist, ha!)

Condo fees......Some seem to be over the top, what is reasonable to expect?

Price......Is it realistic to think we could find a 3 bed 2 bath condo or home within a few blocks from the beach under $200K?

What areas do you think are great investments? Anyone doing well or terrible that way?  I'm open to all advice and opinions :)

Thanks for your reply Devan.  I do agree that time is of the essence.  The are both very talented at doing the renovations and want to be hands on involved. Since it's the first go around, we are shooting more for a slower renovation and lower costs of labor rather than turning it fast to reinvest.  Once we do one or two flips and get connected with a great team, I think they will feel more comfortable letting go of the renovations and just managing the workers.  I just don't want to get in trouble with the city or codes for not following proper procedures.

We have just jumped in and bought our first fix and flip property in the Greater Nashville Area.  We are hiring out some things (HVAC, roof) but others (tiling, demolition,sheet rock) my husband and his dad plan on doing together.  We have no ideas what permits to get or where from.  Also, not sure if we need a licensed contractor involved in these things....Please help this newbie!
