We have not had a meetup for awhile, but would love to have one again. I don't have my Pro account anymore so I can't create it.  

Hi Albert,  prior to moving forward with this deal, please contact the city of Painesville and ask them to check the zoning.  Recently I purchased a multi-family property only to find out that it was non-conforming and vacant for over 1 year requiring it to be returned to a single family home.  I would not want you to go through that.  

Without seeing pictures of the living spaces, it's hard to say if your rents are in line, but for that area they look to be on target.

Hi Moshe, 

You can go to the Cuyahoga County Auditor's site and do a search by property number to identify if there are delinquent taxes.

@Luke H. Thank you for your input.  Ultimately I decided to list the home since this investment doesn't align with my strategy / goals.  I hope you are staying safe in Texas.

Hi, I currently own a home that I previously lived in and now rent out. The home is in great shape, updated and market ready should I decide to sell. I currently owe 130K and the current market value is approx. 155K. After all expenses, vacancy, cap ex. etc. I cash flow $200 per month. Should I keep it? Or should I sell (realizing that I won't make much) and use that money etc. to purchase BRRR properties instead? I appreciate your thoughts.

@Jeff Brower Thanks for your input! I am set up to view the MLS and unfortunately for the first few I think my bids were too low. I notice that these homes are going much closer to asking price than I thought they would.

@David Terbeek  Yes, I have gone to the auction a couple times and the properties I have been interested in so far were bought by the bank or they at least drove up the price outside of what I could pay.  I am considering doing direct mail - have you ever tried a campaign?
