Hi Kyle Mitchell,  I'm looking for my first deal just north of you-- In West LA and the San Fernando Valley.  I've found that there is much fierce competition for anything that even resembles a possible flip project!  Imagine my surprise last weekend when I went to a probate auction where around 100 people showed up and bid the price of a dilapidated 900 Sq foot shack up to almost $600,000!

BTW, can anyone recommend a good wholesaler in the Los Angeles, area??

Do you have any advice for someone who is contemplating a partnership with someone I just met through BP?

I am a very green investor hoping to get into rehab & flip. 

Prospective partner is a realtor with dozens of flips under her belt.  (She is also pretty well known in this area.)

We will both put in equal amount of cash to purchase property, and then get a HML for renovation costs.

Hello, BP Pros, 

I'm a fairly green newbie, working on building connections and becoming more financially aware.  I have read Rich Dad Poor Dad, and have been binge watching many of the Mark Kohler podcasts.  

In an effort to re-train myself on how  I view finances, I'd love to know how  the savvy investors, and financially sophisticated would do in the following scenario:

How would you invest 500K to create a monthly cash flow of at least 

4k?  You have plenty of time on your hands so you can undertake any project, be it flipping, or managing rental property.
