@Mark Durham thank you so much for this response and I’ve come to learn the creative financing side of this wholesale is transactional funding (double closing) because I’m selling to a retail buyer and not investor.

Yes yes it’s my word I will do all of my DD. I have so many questions to ask the listing agent but however seems he doesn’t want my offer because he is selling “as is- non disclosure” and did not respond to my request for a 14 day inspection contingency. I want to be in this business to assist with pure passion and honesty. I will do right by all means.

Should I just email over the contract to the seller since he isn’t responding to my text?

@Mark Durham yes buyer seen the property virtually. And he is aware of what’s unfinished however I am asking the investor whom is selling the property for a 14 day contingency although he stated “as is, no disclosure”. I do want to get a contractor out for a repair estimate on the entire property because I don’t think the house is worth 209,900 I think the seller is looking at acreage wise 5 acres.

I have a lot of questions about the property. So I rather make the deal a win for everyone.

Hi everyone. I’m needing some guidance..... so my scenario is a little odd or maybe I’m just overthinking it. A family member of a friend was referred to me, he would like to purchase a property in cash and he is ok with paying the full market value amount. I know what I have to do on my end for my assignment fee. The seller is actually an agent and investor- the end buyer is not an investor and wants to purchase full cash. Wish me luck! Any tips or directions to take before I take a leap of faith into the entire situation? I’m so nervous. I want to make everyone Happy in this situation. The home is being sold to a Laotion Monk. I can’t mess this up.
