@John Knisely I plan to manage it myself so that I can learn first. If I get too busy - I will pass it to someone I suppose. Or quit my job and just do that :-)

@William Leahy great tips, I will do that! love all those ideas... and criticism and input is exactly why I posted. I will check out the response rate and the notes on that - I am new to listing on those sites, so don't know the ins and outs and even what people look for and how the listing gets ranked. @Eric Hyde, I furnished it within a few weeks. BUDGET? I went way over what I had intended and probably am still missing a few items. Furnishing from the ground up with new stuff was expensive. But I also did most shopping online, because I didn't have time to shop so that made it a little more expensive. Everyone else thanks for much for the responses. Here we go! LOL

I bought a property on Eagle Mountain Lake(May), furnished it and listed it on VRBO and I have 4 bookings in less than 2 weeks. I don't think I am quite ready, so any advice is welcome!! I am getting ready for my first renter 7/9. PLEASE send good vibes that all goes well. Here's hoping that I made the right decision!
I know I need better pics. Working on those (with a real photographer - not me and my iphone)... If there is anybody in the neighborhood, I would love to have a meetup to discuss the vacation rental biz. I am working on my website and have recently just finished my welcome guide. I kinda stole one from cottageblogger and modified it... because I am not very creative - but I think I did pretty good and I hope they don't mind I used their graphics :-)
HOLY MOLY I AM ACTUALLY DOING IT...

@Austin Hughes , I will keep you posted. It isn't easy around here to find one like that so, it might be a while. @Mark Nolan , thanks I am going to watch that now. @Arturo Picaso , I will let you know but I can tell you in my zip code lease signs stay up about a week, then they are rented. I haven't researched the rental rates, because it depends on the unit, but I do know they are not vacant for long.

Hello everyone (or Howdy ya'll) -- if you like the Texas twang :-)
Just introducing myself and happy to be here (again). I think I joined a few years ago and was one of those that didn't take 'action' and boy...am I kicking myself now - the market is hot around my town (and around most towns), I am a case of the woulda coulda shoulda..but didn't.
I am looking to diversify my investments with real estate. I have a few things in mind but really need to narrow things down and get started. Got my realtor and financing lined up.. thinking multiplex, rentals and maybe even a vacation rental here locally on a lake. So many options.
Happy to be here and learn what I can before jumping in... I have been reading some of the recommended books and absorbing it all while trying to find a strategy that suits my end goal, which is mostly just to get all of my eggs out of the stock market and spread it out a bit.
Anyways, just saying HI and hoping to connect with people and learn what I can!! But most of all apply it and take action this time.
